Building Bye-Laws


What is Building Bye-Laws ?

Building bye-laws are the construction norms for building works. The aim is to provide safety and health of the people in and around the building by setting standards for building design and construction. Every locality has its own building bye laws based on climatic conditions, availablity of construction materials, labour etc.

Purpose of Building Bye-Laws

๐Ÿ…︎. To give guidelines for pre-planning of building activity.
๐Ÿ…‘︎. Provide health, safety and comfort to people living in and around the building.
๐Ÿ…’︎. To afford safety against fire, smoke, noise, structure failure etc.
๐Ÿ…“︎. Provision of proper light, ventilation, air and pathway to buildings.
๐Ÿ…”︎. To prevent unplanned/unsymmetric development.
๐Ÿ…•︎. Control land encroachment (เค…เคคिเค•्เคฐเคฎเคฃ).

Who prepares the Building Bye-Laws ?

๐Ÿ…︎. The govt authorities such as Ministry of Urban Development Affairs, City Corporation & Developing Authorities prepares rules for the buildings and for the development of town. 
๐Ÿ…‘︎. These rules are then submitted to the govt for the approval. 
๐Ÿ…’︎. After the approval of govt rules become bye laws.

Zones

The local govt authority divides land into areas called zones, within which certain land uses are permitted or restricted. Some of zones are given below following:
1. Residential zone
2. Educational zone
3. Commercial zone
4. Industrial Ordinary zone
5. Hazardous Industrial zone

Carpet Area

It is the actual area of usable room at any floor level in building, means area calculated from inner wall to wall distancearea calculated from inner wall to wall distance inside the house

Built-Up Area

It is the area covered by all floors below or above the ground in the building. It can be defined as the sum of carpet area and wall area. It is also sometimes called as plinth area.

Super Built-Up Area

It is defined as the sum of built up area and common areas. Common areas include staircase, playground, club house, lift etc. It is also called as salable area.

Floor Space Index (FSI)

It is defined as the total covered area of all floors per unit plot area. It is a tool to control density of population. It is also called Floor Area Ratio (FAR).
